CPE COMMUNITY NEWS

We had really hoped that Covid-19 would be in the rear view by now, but the current surge has CPE forced to follow new mandates. Currently, it is a requirement that everyone wear a mask inside all the common areas as per the County, regardless of vaccination status. Please do not give security a hard time for asking you to wear a mask and please be courteous when asking others to comply! Cases are at an all-time highand we must be very vigilant.

The pool is open, business as usual. Due to the current surge in Covid cases, we are still asking that nooutside guests be invited to the pool.

The tennis court continues to operate as per usual. Please make your reservations at the South Tower security desk.

The gym is open, and masks are required for all gym users, as well as a signed liability waiver (only one time is necessary). Also, it should go without saying, shirts and proper attire are required.

Plumbing: Wipes are still being pulled out of the drain lines as well as other inappropriate items that have caused some very serious backups. Please be warned that wipes, no matter what is stated on the label, are not welcome in our plumbing PERIOD. If you are filling your tub or sink, please don’t walk away, the number of accidental overflows can be drastically reduced if you pay close attention to yourown water usage.

Insurance: Please remember that all owners and tenants are required, by the Governing Documents, to carry appropriate owners and renters’ insurance policies. Please provide the office a current copy of your HO-6 policy ASAP. It is also very important that you make sure that your coverage includes back up’s as well, many policies have been found to have gaps in coverage, which means you could end up paying out of pocket. The Association is not responsible for water damage caused by your neighbors’carelessness.

Heating: We understand that it has been very cold out lately, however we are asking that residents not turn their thermostats higher than 72 degrees. Our gas bill last month was the highest we have seen to date and there is no need to heat your unit to 85 degrees, especially when many are not home all day.The same can be said for your A/C. Please be energy conscious to prevent future increases in utility bills.

Pet Rules: Violations continue to occur with respect to our pets. The rules are clear, pets must be transported in the service elevators unless circumstances prevent that. Please take care to make sure your pet does not relieve itself right outside the tower entrances by taking your pet out to the parkway on the street for this purpose. Seeing and smelling what inconsiderate pet owners, or careless dog walkers, leave in front of the buildings is not only offensive, but also not the environment the HOA chooses to foment.Please, always keep your dog on a leash in the common areas, out of the laundry rooms, and out of the back yard areas. Please pick up after your dog; this has gotten quite sloppy. If you have not registeredyour dog, please do so and fill out the proper forms and pay the registration fee. Fines will be levied for those who violate the pet rules.

Dog Park: The first Dog Park party of the year will be Saturday, February 5th, from 3 to 5 pm. As a special treat there will be a food truck for the pooches called Woofbowl, that will be parked right by the dog park at the service entrance. So, bring your hungry pooch and your wallet and grab them ayummy, healthy snack from the truck.

Truck Thursday: The current Covid surge is causing issues for the trucks so they may not be coming every Thursday. If you place your name on the dedicated e-mail list you will be kept informed if and which truck will be arriving on any given Thursday, which will offer you the ability to order online, and pay; all from the comfort of your unit. A quick reminder, the trucks are now being located at the service entrance driveway just south of the dog park. You may call valet and ask them to deliver your food if you don’t care to stroll down the street. Board Meetings: Monthly Board meetings continue via Zoom. Meeting minutes are posted on the Association’s website (URL located in footer) along with fillable forms for different homeowner needs. Owners can request an account on the site and now conduct most HOA business remotely from the comfort of home.

Communication: For owners who are not already on our e-mail list for required statutory mailings, please consider adding your name to this list to save resources for the association and receive all general mailings, normally sent out by first class mail, in digital form. E-mail This email address is being protected from spambots. You need JavaScript enabled to view it. from the e-mail address you would like to use for this purpose and give your consent to be added to this list. Keep in mind this does not include ballots for Board elections,those are, and will always be, sent by first class mail.

Board Election: Soon it will be time to begin the Board Election process. If you are an owner

who cares about the future of our Association, consider signing up when the time comes.
